Nextplus Engineering Co., Ltd. offers design services. Our team is fully equipped with specialized expertise in all areas, including structural and system works, providing comprehensive solutions.
The design cost depends on various factors and can vary by case. If you request a 3D model design, our company offers this service free of charge for clients interested in working with us. For permit application drawings and calculation reports certified by engineers, the cost is approximately 3% of the construction project value. If you proceed with construction through us, the design fee will be deducted from the construction cost as a discount.
For construction permit applications, you can contact the local government authority in the area where the project is located. Submit the design plans to the relevant government office for their review and approval. Once approved, they will issue the construction permit.
Nextplus Engineering Co., Ltd. can conduct on-site surveys at the client’s location to gather data for further development of building design and layout planning.  
  • For a warehouse with a total floor area (including all floors) from 100 square meters up to 500 square meters, the building must have a setback of no less than 6 meters from the property boundary on two sides. For the other sides, a setback of no less than 3 meters from the property boundary is required.
  • For a warehouse with a total floor area (including all floors) exceeding 500 square meters, the building must have a setback of no less than 10 meters from the property boundary on two sides. For the remaining sides, a setback of no less than 5 meters from the property boundary is required.
  • For factories with a total usable area From 200 to 500 square meters The building must have a setback of no less than 3 meters from the property boundary on two sides, and the walls on these sides must be solid walls made of brick or concrete, except for fire exit doors. The other sides must have a setback of no less than 6 meters.
  • For factories with a total usable area From 500 to 1,000 square meters. The building must have a setback of no less than 6 meters on all sides from the property boundary.
  • For factories with a total usable area more than 1,000 square meters. The building must have a setback of no less than 10 meters on all sides from the property boundary.

Mandatory Systems Required by Law for Warehouses and Factories 
The building permit is valid for 365 days. If the construction period exceeds 365 days, you can apply for an extension of the permit from the issuing authority.
Evidence for Building Permit Application
  1. Completed application form for building construction, alteration, or demolition permit (Form Kor.1).
  2. House plan, architectural drawings, and detailed construction specifications that meet standards, certified by a licensed architect and engineer. (If no architect is involved, you can request a standard house plan from the local district office in the respective province.)
  3. Certification letter from the architect who designed the house, the construction supervisor, and documents from the construction engineer.
  4. Copy of the land title deed or any official document proving ownership of the land. In case of leasing land for construction, a document showing permission from the landowner is required.
  5. Copy of the ID card or household registration of the building owner. For juristic persons, a company registration certificate is required. If the application is submitted by a representative, a power of attorney authorizing that person must be provided.
If your land is located in the purple zone as declared by the Department of Public Works and Town & Country Planning, you are allowed to build there. The purple zone is designated for industrial factories and warehouses and is divided into two types: land for industrial use and land for industrial estates. If we know what type of goods will be stored and the weight per stack or per pallet, we can design the warehouse floor appropriately for its intended use. This helps avoid overbuilding or unnecessary expenses. The typical design load ranges from 500 kg/m² up to 5,000 kg/m².  
Starting at 4,xxx THB per square meter, the price will be estimated based on the actual requirements of each project.  
To get the details, a site survey must be conducted to collect ground level data in the area to be filled. This information is used to calculate the required amount of fill soil. The price will vary depending on the location; for example, it is generally more expensive in the city than in rural areas.  
It depends on the soil conditions of each area. In some places where the soil is very hard, the piles do not need to be driven very deep. In areas with soft soil, the piles must be driven down to a layer that can support the required load. Soil testing must be conducted at each site to calculate the appropriate pile length.  
In construction engineering, the two most commonly used main structures are reinforced concrete and steel structures. Both types have their own advantages and disadvantages. For example, reinforced concrete structures generally cost less than steel structures. However, the construction time for reinforced concrete structures is longer compared to steel structures. Regarding maintenance, reinforced concrete buildings are relatively easier to repair and maintain than steel structures.

Most warehouse roofs are typically designed in either a gable shape or a curved form, depending on architectural aesthetics. The commonly used roofing material is metal sheet panels, which may be installed with or without thermal insulation.
Most paints used for steel structures are from the oil-based category. They range from standard oil paints, commonly used in general steelwork, to fire-retardant coatings (as required by construction standards). Epoxy-based paints are also widely applied due to their superior corrosion resistance.

Yes, it significantly affects heat. If we use metal sheet roofing without thermal insulation, the inside of the warehouse will be hotter compared to metal sheets with insulation. Moreover, if too many skylight panels are installed, the heat buildup will increase even more.
  • Fire escape doors must be provided adequately and appropriately according to the size of the area.
  • The number of fire escape routes must be at least two, spaced no more than 60 meters apart when measured along the walking path.
  • If the number of people in any area or floor of the building exceeds 500 but does not exceed 1,000, there must be at least three fire escape routes.
  • If the number of people exceeds 1,000, there must be at least four fire escape routes.
  • Access to the fire escape routes must not pass through kitchens, storage rooms, bathrooms, offices, toilets, bedrooms, or any similar areas, including any rooms or areas that may be locked.
  • The floors and walking surfaces along the fire escape routes, as well as the components at the entrance and exit of these routes, must have adequate electrical lighting.
Louvers help to dissipate heat from the warehouse. As hot air rises and accumulates near the roof, heat tends to build up under the roof. Louvers allow outside air to carry the hot air out naturally through airflow, helping to reduce heat accumulation inside the warehouse.
There are several materials and methods that can make warehouse floors strong, durable, and visually appealing. These include floor hardening treatments, epoxy flooring, and polyurethane (PU) flooring. Additionally, these flooring options allow for a variety of color choices to suit aesthetic preferences.
Internal roads typically have a smooth surface, while external roads usually have a rough surface.
The surrounding area should have drainage channels that lead to the public drainage system, and rain gutters should be installed on the warehouse roof as well.
A warehouse must have several essential systems, including electrical systems, air conditioning systems, sanitation systems, utility systems, fire protection systems, lightning protection systems, internet systems, and others.
The lighting design should provide sufficient illumination for all working areas. Transparent panels can be installed to allow natural light to enter the interior space, helping to reduce the use of artificial lighting during the daytime.
The fire alarm system should include fire detection devices such as smoke and heat detectors, as well as notification devices like alarm bells and strobe lights, covering the entire building according to the area’s characteristics. The system can be manual.
For areas without constant workers and that contain electrical equipment, flammable, or easily combustible materials, an automatic fire alarm system is required. This means a Fire Alarm Control Panel must be installed.


A fire sprinkler system is necessary and should have a sufficient water supply to operate continuously for at least 30 minutes. The fire water system consists of standpipes, automatic sprinkler heads, and fire pumps, which are essential for factories and industrial sites.
Pneumatic System
One of the essential components of a pneumatic system, no less important than the equipment itself, is the air. After the air compressor pressurizes the air according to the capacity and capability of the equipment, the pressurized air must travel from the compressor to various points within the facility or factory where the pressure is needed. This process is called air supply or pressure distribution.
Early Streamer Emission (ESE)
Wired CCTV cameras should be selected according to the intended purpose, such as monitoring personnel behavior. Wired telephones should be installed for reliable communication and coordination within the facility.
It is necessary because, in emergency situations, backup power systems vary depending on the type of building. For example, warehouses may require them less than factories, hotels, or hospitals. Backup power systems can continuously supply electricity to electrical and electronic devices even during power outages or abnormal voltage fluctuations.

There are two methods for soil filling. The first method is compaction filling, which involves spreading soil and using a roller compactor to compress the soil in layers, each layer being 30-50 cm thick, until the desired level is achieved. This method results in well-compacted soil that is less prone to settling.
The second method is non-compacted filling, where soil is filled to the desired height and the surface is compacted only once. This method should not be used for soil fills over 1 meter high because it increases the risk of future settling.
The best time for soil filling is during the dry season (December to May), as the work is easier and the soil achieves better compaction and quality. Filling soil during the rainy season may cause soil to wash away, leading to significant loss.
